What backs your closing date
Two ways your house closes. Both are real.
Every house we look at, we evaluate to buy and hold ourselves. Sometimes the numbers work for us and we close and keep it — the address above is proof of that side. Sometimes the numbers don't work for us to hold long-term, but you still close on the date we agreed to, because we look for a 1031 exchange buyer — someone who by law has up to 180 days from selling their own property to close on a new one, or they lose a large tax deferral (see our page on how a 1031 exchange works for the deadline in full). Either way, a real buyer is already on the other side of your closing — not one we go looking for after your contract is signed.
Why this isn't a hope-so contract
We don't sign first and go find a buyer after
Some buyers sign a contract on a house before they have anyone lined up to actually take it, and hope a buyer turns up before closing day. We don't work that way. We're already evaluating your house to buy and hold ourselves, and if we don't keep it, we go looking for a 1031 exchange buyer — someone on their own legal clock, not a buyer we go find after we've signed with you. A real buyer is already on one side of your closing, not a hope that one shows up in time.

What the law requires, and what we tell you regardless
Ohio Senate Bill 155 (Ohio Rev. Code §5301.95), effective March 2, 2026, created new written-disclosure requirements for certain residential purchase contracts. We're confirming with counsel whether and how it applies to our purchases, and if it does, we'll provide that disclosure in the exact form the law requires, separately from any contract, before it becomes binding.
Regardless of that law, here is the standing disclosure we give on every contract, in full:
"Trust Partner Holdings LLC buys and sells for its own account. When we sell you a property, we are the seller, acting for ourselves — not your agent. When we buy a property, we are the buyer, not the seller's agent; we may assign our purchase contract to another buyer, and we may profit from doing so. You are welcome to have your own agent or attorney review anything we send you."
